The Cheapest Builder Can Often Cost You More In The Long Run

wirral house for saleIf you are looking at doing a renovation on your home, then you will inevitably be in the market to hire a builder to carry out the work. But this can be a stressful experience in itself, getting the right builder to carry out the required work is essential to making sure the vision you have for your property is completed on time, and at the minimum cost to you.

A lot of people would be tempted to go for the cheapest option, thinking only in economic terms and how much money this will save them, but the cheapest is not always the best option, indeed you may choose a builder purely for prudence, but if they come along and do a shabby job, then you will have to go and spend more getting the work re-done from scratch, and this may cost you double your original budget in the long term.

So do your homework, do you know anyone who has had work done previously that they were really happy with? If so ask for the number of the builder and get a quote off them, likewise also make sure you get more than one estimate for any intended work to be carried out.

It’s always best to get at least three quotes for any renovation work, and ask for references and testimonials from previous customers, this is often the best way to check on the credentials of any tradesman.

A tradesman’s reputation is often built by word of mouth, and if they have good credentials, then they will be more than happy to put you in contact with previous clients. You will be able to make a good judgement then on the basis of previous experiences gained from talking to people who have been previous clients

If your intended renovation is for business, like flipping properties, then time is off the essence and this makes it even more important to make sure you get the job done right first time. I had a property to sell, I was looking for a quick house sale Wirral, and after carrying out my due diligence I hired a builder that had been recommended to me by a property buying company called Wirral Property Solutions.

The work was carried out quickly and efficiently, and more importantly under budget, but I have also had my fingers burned in the past when I have rushed in and hired someone purely based on the fact that they were the cheapest. I had to have the job done almost completely again from scratch, and by the time I had accumulated all of the extra building budget it had cost me, by the time I had sold the property I had made a loss.

It’s not a nice experience to have to learn the hard way, they say learn the best lessons from other peoples experiences, and I wish I had, but never the less that experience taught me the lesson of making sure you carry out a stringent due diligence, before hiring anyone who will be advising you were to spend thousands of your hard earned money, on building materials and the like.

So take your time and gain the advice from others, make sure you get multiple quotes on price, and ask for testimonials or references from previous customers, and if you follow these steps, then you will be in a good position to make an informed decision on your renovation.

Making profit over the long term is a much better strategy than trying to save money in the short term that ends up costing you more in the long run.
